East Bay Hotel, South Caicos
The East Bay Hotel on South Caicos was commenced using the auto aerated concrete block system manufactured by Ytong ltd. The developer subsequently went bankrupt, and the project was stopped.
A Canadian property developer bought the property in the late 1990's, with a view to using the site to build a hotel. After a structural survey and report on the property by the original designer from Norway, the developer was keen to use the existing structure rather than demolish and rebuild. Civil and Structural Engineering Limited carried out an independent assessment on the property and carried out loading tests on the precast autoclaved aerated concrete slabs, as well as determining the quality of the original build. Civil and Structural Engineering Limited expressed some concern with the lateral stability in the case of hurricane wind loading and designed a concrete sway frame structure to remove any risk of building failure.
Civil and Structural Engineering Limited were thus able to assist the developer to reuse the existing structure, thus saving on the construction costs whilst providing a cost effective solution to the structural problems.
